16+ Airbnbs That Make More Than One Million Dollars a Year
August 31, 2022 | Amelia Melching
For some, the thought of listing a property on Airbnb may seem like a small side hustle. But, vacation rental income can be a lot more than that for some property owners.
In fact, we recently came across this stellar Twitter thread from @MarkJenney that highlighted several Airbnb’s that made more than $1 million a year. And that made us want to be on vacation immediately!
So, we were inspired to write this post about some unbelievable Airbnbs that make more than one million a year…and how you can do that too.
How do you make money with Airbnb?
There are many factors that determine how much money owners make on their properties. The average host makes $900 per month, but some hosts have been able to earn as much as $10,000 per month by renting out their entire homes or rooms on an ongoing basis.
Dynamic Pricing
Dynamic pricing is one of the best ways to make sure your short term rental property is generating the best income for you. Dynamic pricing is a pricing strategy that allows you to set flexible pricing based on the current market demand.
With Airbnbs, this is a great strategy because you can set prices based on the season, such as busier times like summer and weekend, ensuring that you are setting the most optimal prices.
Adaptable: The pricing market for short term rentals fluctuates and with a dynamic pricing tool, you can set things up to meet your requirements.
AI-powered: AI helps to understand the market, ensuring you are setting the best prices possible for your Airbnb.
Efficient: Dynamic pricing software allows you to eliminate time spent trying to figure out the best prices for your Airbnb, saving you time and allowing you to focus on other aspects of your business. Especially since pricing can change at any minute, having a dynamic pricing software tool will give you the peace of mind that your property is being priced to fit the changing market.
Reduces costs: In the end having dynamic pricing software can save you money because an affordable subscription fee costs less than hiring someone to manually research pricing trends.
Many short-term property managers and vacation rental owners are looking for opportunities to upsell their offerings through ancillary services.
These services might include:
Upgrade welcome baskets: Some Airbnbs may offer a small welcome basket but you can take your guest experience to the next level by offering a more upgraded welcome basket. This could mean having more luxury items like champagne and caviar or even more high-end beauty items like designer name lotions and shampoo. You could also cater the welcome baskets to specific events like a honeymoon or engagement basket for a more personalized touch.
Local experiences: You could team up with some local vendors for certain experiences, like horseback riding or yoga. You and the business can work out a deal where you get a certain percentage of sales made by your guests. Often, guests don’t want to have to do any additional research on finding experiences to do in the area so having a service like this is a great convenience to the guest.
Early check-in and late check-outs: A major headache for both rental owners and guests is figuring out check-in and check-out times that work. Often, guests will pay a little extra for convenience when it comes to check-in and check-out times as it saves the hassle of trying to figure out where to go and the pain of dragging luggage along the way too.
Charging guests for these extra services allows for extra revenue with each booking, a better experience for your guest, more positive reviews, and in turn more bookings.
Appropriate Listings
Try and make sure your listing has information potential guests would want to know. You should include the following information in your description:
Description of the property. This is where you describe what your listing looks like and what amenities it has, such as a kitchen or washer/dryer. You might also want to mention any special features that make your Airbnb unique, like a spectacular view or living room fireplace.
Amenities not included with an Airbnb stay. If something isn't included in your listing but will be needed by guests (such as linens), then this is where you list it so they can bring it if needed. Include links to buy these items if possible!
Amenities that are included in an Airbnb stay and amenities that aren't (but may be available). Be sure to list any freebies at all—whether it's free coffee on the first morning or towels set out each day—and explain why they're free versus being charged separately from the room rate itself; otherwise some customers might feel short changed when they figure out all these little extras add up over time!
